Auction Instructions
1) This sale is being conducted pursuant to the "California Self-Service Storage Facility Act" code Chapter 10 (commencing with section 21700). Tenants are in default of their Rental Agreement and have unpaid rent for more than 72 days.
2) Any tenant having a unit scheduled for auction may cancel the sale of their unit by (a) Paying the balance in full or (b) Making arrangements with the manager prior to the finalization of the sale of their unit and contents removed from the property.
3) The sale of any unit is considered finalized when the winning bidder pays the agreed upon auction price and completes an "Auction Purchase Agreement" and it is signed by both the buyer and the manager, and the items are removed from the property.
5) Each space was inventoried, photographed, locked, and sealed with a uniquely numbered seal. The items in the space have not been touched and remain exactly as the customer placed them in the space. When the space was inventoried, the inventory was taken from standing outside the space looking in.
6) All Items being purchased today are "as is, where is, and with faults." We do not warranty or guarantee any items purchased.
7) All items purchased should be inspected prior to leaving the premises, especially items of furniture. Customers have been known to store illegal or hazardous substances, so please check each item carefully.
8) All payments are made in cash and cash only.
9) There will be a $100.00 deposit left for each purchased unit. The deposit will be refunded when the space is left "broom clean" and the manager and employee have inspected the space.
10) We will be selling the units in their entirety unless noted otherwise. Winning bid for that unit is for everything in that unit. The bids will increase in increments according to the size and nature of the previous bids. The auctioneer will ask for the final bid once, twice, and finally sold to the highest bidder.
11) All units purchased must be removed by 5 PM the next day unless other arrangements are made by the manager.
12) Sales tax must be paid or resale numbers provided.
13) Any items of a personal nature, such as wedding licenses, photos, birth certificates, tax records, etc. we ask that you save and turn them into the manager.
14) Please do not touch or move any items in the units.
15) No using the trash dumpsters on the premises.
16) To the best of our knowledge, no unit or property stored in any unit is subject to a lien that is superior to ours.
17) Any owner, manager, or employee may bid on a unit so long as that individual discloses their relationship to Keep It Self Storage to all bidders and the auctioneer.
